University District Real Estate

Seattle's University District is comprised of the neighborhoods surrounding the University of Washington (UW), stretching from the Ravenna area to Portage Bay and Interstate 5 to Lake Washington. Home to approximately 35,000 people, the University District also serves more than 50,000 students and staff.

The core of the University District resembles an average college town. University Way, better known as “The Ave,” is lined with inexpensive restaurants, pubs, pizza places, used book stores, coffeehouses, and other young adult haunts. Apartment buildings, frat houses, and rental houses can be found within walking distance of the UW. Once you begin to move away from the college hub, however, the area becomes more residential and the houses more owner-occupied.

University District real estate is in high demand and the rising home prices show it. Most of the houses here were built in the early to mid 1900's and average 1,100 square feet with three or four small bedrooms. Prices rarely fall below $400,000. Some larger Victorian homes with many bedrooms are also available as rental investments near the UW. Expect to pay over $600,000 for this type of University District real estate. In February 2006, the average sales price for a single family home or condo was $496,272.

A popular shopping district among University District real estate owners is University Village. An open air mall that balances large retail chains with smaller specialty boutiques and a day spa with restaurants, the Village also has a tree-lined courtyard with benches and a small playground.

There is much to see and do in the University District. One highlight is the Washington Park Arboretum, a 230-acre park with more than 5,000 species of plants. The Burke Museum and the Henry Art Museum are popular with the cultural crowds. Several live theaters and many outdoor parks round out the living experience for University District residents.
