Seattle's Wallingford neighborhood was originally platted in the 1880's. By the early 1900's, development was well underway. Today, Wallingford is a thriving residential neighborhood with a lively business district.

Wallingford is bordered by Woodland Park, Lake Union, Interstate 5, and Highway 99 (also known as Aurora Avenue). Its convenient location makes it quick to get downtown Seattle or to other parts of the city.

Known for its older bungalows and craftsman-style homes, there is also some new home and condominium construction going on in Wallingford. But be prepared to pay a hefty price for Wallingford real estate. A two-bedroom Lake Union houseboat might sell for $350,000. And a stunning, four-bedroom, fully-renovated craftsman could cost $700,000 or more. Nevertheless, the average single family home or condo in Wallingford sold for $301,445 in February 2006.

The condominium market offers more affordable Wallingford real estate. Small, two bedroom condos can be found in the low $200,000's. And a three-bedroom, 800 square foot charmer with views of Lake Union, downtown Seattle, and the Cascade mountains is a bargain at just over $300,000.

Two major arterials run through Wallingford: 45th Street and 50th Street. Much of the business district is situated along these routes. Small shops, banks, restaurants, taverns, movie theaters . . . Wallingford residents have nearly every amenity within walking distance.

Gas Works Park is a favorite with Wallingford real estate owners. The park sits on a peninsula that juts into Lake Union and is popular with kite flyers, kids, and those who come just to enjoy the view. Gas Works Park is a main thoroughfare for the Burke-Gilman Trail, a recreational path frequented by walkers, joggers, and cyclists.

Its proximity to major attractions makes Wallingford one of the most desirable locations with Seattle home buyers. If you can afford Wallingford real estate, living here is a pleasure.
